How Much are HOA Dues?
Our annual dues are only $75. Statements are mailed out during the month of May. Your dues are used primarily to maintain and improve our common property (our 2 parks), which provides value to members and helps to maintain property values. PAY NOW!
Why is the park gate kept locked?
We have found that our park is a safer, cleaner, and more peaceful place to enjoy without car traffic. If you have a need to access the park with a vehicle you can inquire about getting a key.
Do we have a Community Watch Program?
No, our neighborhood is too large to fulfill the requirements to qualify for a Community Watch as sanctioned by the Kitsap County Sheriff’s Office, however much of the advice for Community Watch is still a good idea and can help keep ourselves safe. Individuals could organize a block or 2 blocks to create a sanctioned program. For more information check our Documents page for Community Watch materials.
How can I get a key to the park gate?
Email us at gamblewood.cc@gmail.com and ask about a key agreement. Owners in good standing are eligible to sign an agreement.
Why should I attend the Annual Member Meeting?
Held on a Saturday in June, our annual meeting is a great place to meet more neighbors and help the board set priorities for projects and spending in the coming year. The meeting is open to all members in good standing (paid current in dues), the BBQ which precedes the meeting is open to all Gamblewood residents.
What is the situation with Gamblewood covenants?
Our covenants are old (~1967) and were written in a way that makes them nearly impossible to change. In most situations Kitsap County regulations for rural-residential areas are stricter than our old covenants and will take precedence. What our covenants DO do is give you legal standing to seek a remedy against a neighbor whose violation is damaging the use/enjoyment of your own property or harming your property value.

I’m not alone in feeling very fortunate to have access to Gamble Bay and wooded acreage in our waterfront park, but I am always surprised at how few people take the time to enjoy it. It changes daily with the weather, the tides, the seasons…it’s a beautiful place worth regular visits.
